The Zoning Ordinance is Chapter 310 of the City Code and is the law by which the City regulates land use. 

The Zoning Map is the part of the ordinance that divides the City into districts.  Each district has a list of allowed uses.  Some uses are only allowed with a Special Use Permit from the City Council after a recommendation from the Planning Board.  The zoning ordinance also regulates lot sizes, building setbacks, fences and signs.

A zone change is a legislative changing of a property’s zoning district by the City Council after a recommendation from the Planning Board.

New construction may require Site Plan Approval from the City Council after a recommendation from the Planning Board.

The division of land or the moving of a property line requires Subdivision Approval from the Planning Board.

Permits for fences and signs can be obtained from the Code Enforcement Bureau.

The Zoning Board of Appeals has the authority to grant variances from Zoning Ordinance if an applicant can prove they meet the tests outlined in General City Law.
